Pre-Approved ADU for permitting in the City of Leavenworth

Accessory Dwelling Units are encouraged within the City of Leavenworth, especially for local workforce housing and extended/elderly housing. An accessory dwelling unit (ADU) is a second dwelling on the same parcel of land as a single-family dwelling. ADUs can be within, attached or detached from a single-family dwelling. All ADUs require a building permit.

To encourage ADUs, the City has partnered with Syndicate Smith to develop these pre-approved ADU construction plans. Each of the plans is designed to be less than 900 square feet (SF) which permits the use of the existing water/sewer connections, when possible. Larger ADU development, up to 1200 SF is permitted but there are not pre-approved construction plans available.

ADU Options

 

ALPINE - 455 SF

At 455 SF, ALPINE provides a cozy and efficient living space with a single bedroom and full bath. This design includes an open kitchen, dining, and living space and a covered entry porch.

Each plan option is designed to be adaptable enough to work with a traditional style gable roof as well as a more modern shed roof. This allows each of these options to be customizable with siding selection and paint finishes to fit the character of each new site location.

MAPLE - 665 SF

At 665 SF, MAPLE is a cozy two-bedroom cottage consisting of a central entry porch with an open functional living space on one side and sleeping spaces on the other, separated by the utility core. This design features both a large and small bedroom, each containing a full-size closet. It provides full amenities and ample storage in a condensed, efficient footprint.

Each plan option is designed to be adaptable enough to work with a traditional style gable roof as well as a more modern shed roof. This allows each of these options to be customizable with siding selection and paint finishes to fit the character of each new site location.

JUNIPER (ADA) - 665 SF

JUNIPER (ADA) is a 665 SF one-bedroom accessible unit is based on the same footprint and structure as the Maple. It contains a single bedroom, opening up the spaces to allow for ease of circulation and larger clearances around fixtures and bedroom furniture. Featuring an open kitchen, dining, and living area and a full walk-in closet with washer & dryer, this design is flexible and economical. 
 
Each plan option is designed to be adaptable enough to work with a traditional style gable roof as well as a more modern shed roof. This allows each of these options to be customizable with siding selection and paint finishes to fit the character of each new site location.

ELM - 891 SF

ELM is a 891 SF two-bedroom, two story unit. This design includes a single-car garage which can be utilized by either the occupants or main house residents, as well as a ground floor bedroom and entry. The second story contains the second bedroom, bathroom, and open living space which is functional and flexible.

Plan Costs


  • License Only: $1,200
    Licensed pre-approved ADU plan only.
  • License + Site Plan: $2,700
    Licensed pre-approved ADU plan, site evaluation and site plan for permit submittal.
    Legal survey may be required at additional cost.

FAQ


  1. Can the design be modified?
    The designs are pre-approved by the City of Leavenworth and therefore no modifications can be made.
  2. What if I want a custom design?
    This can be done outside of the pre-approved ADU program. Contact us for details.
  3. Can I do the site plan myself?
    Yes, you can! You will need to produce a site plan and go through the permitting process on your own. You can find the City’s Site Plan Checklist here.
  4. How do I know if the design will fit on my lot?
    The only way to know for sure is to know the locations of your property lines, property corners, and their relationship to any existing buildings or structures on your property. The most accurate way to do this is through a professional surveyor. In some cases, if you have property corners marked or fences along property lines, you can do this yourself, or Syndicate Smith can assist you through the Option 2 Site Evaluation process.
  5. What if my builder has questions during construction?
    Your builder can contact us though a formal process called a Request for Information (RFI). This is an official way of keeping track of questions or substitutions that may be needed during a project. This process is called Construction Administration and will be billed by the hour.
